Office and Business Clearance in Wirral and Chester: What to Expect

Clearing a business premises is a different job from clearing a house. There is usually a deadline, a landlord or building manager to keep happy, and a business that needs to keep trading while it happens. Get the planning right and the clearance is quick and quiet. Get it wrong and you can end up paying extra rent or losing part of a deposit.

When businesses need a clearance

Most business clearances come from a change of some kind. These are the ones we see most often.

  • Office moves. You are moving to new premises and not everything is coming with you. Old desks, chairs and filing cabinets can cost more to move than they are worth.
  • Closures. A business is winding down and the premises need to be emptied before the keys go back.
  • Downsizing. A smaller team or more home working means fewer desks, and the spare furniture has nowhere to go.
  • End of lease. Most leases say the premises must be handed back clear. Some also carry dilapidations terms, which set the condition the space must be returned in. A clearance is usually the first step.
  • Refits. A shop or salon is being refitted, and the old fittings and furniture need to go before the builders start.
  • Landlords. A tenant has left and the unit still has furniture, stock or rubbish in it. The landlord needs it empty before the next tenant moves in.

How a business clearance works

From the first call to an empty building, a clearance usually runs like this.

First contact. You tell us about the premises: the type of building, the address, roughly what is in it and when you need it cleared. Photos help a lot. They show us the volume and the access far better than a description can.

A clear quote. We give you a clear quote before we start, worked out from what you have told us. If anything is unusual, such as a lot of heavy equipment or a top floor with no lift, we say so at this stage rather than on the day.

Agreeing the plan. We agree a date and time that works with your deadline. If the business is still trading, we plan around that. We also check what is staying behind, so nothing that belongs to the landlord or another tenant goes by mistake.

Clearance day. Our own crew arrives with our own vans. We work through the premises in the order agreed, loading furniture, equipment and waste. Large items are taken apart where needed so they can be carried out safely.

Disposal. Usable items are passed on for reuse where possible. The rest is recycled or disposed of properly under our waste carrier licence.

Handover. You get the premises back clear and ready to hand over. We also provide the paperwork to show the waste was handled correctly, which is worth keeping with your records.

What affects the cost

We do not publish prices, because no two premises are the same. These are the things that shape a quote.

  • Volume. How much there is to clear is the biggest factor. A small office with ten desks is a very different job from a unit full of shelving and old stock.
  • Access. Ground floor premises with a wide door are the quickest. Upper floors take longer, especially if there is no lift or the lift is small.
  • Parking and loading. In busy parts of Chester, and on some Wirral high streets, the van cannot always park right outside. A longer carry to the van adds time.
  • Timing. A clearance done in the evening or at the weekend needs planning differently from a weekday job. Tell us early if that is what you need.
  • What the items are. Office furniture, retail fittings, white goods and old IT equipment are all handled differently. Some items can be reused, some recycled, and some need their own disposal route.

The more you tell us at the start, the more accurate the quote will be.

Planning around your business

A clearance should not stop you trading. A little planning makes a big difference.

Pick the right time. If staff are still working in the building, an evening or weekend clearance often makes the most sense. We can work out of hours, so your team comes back to a clear space rather than working around a crew.

Ask staff to clear their own things first. Personal items, desk drawers and anything confidential should be sorted by your team before we arrive. Paper files and records are yours to deal with, so decide early what is being kept, archived or destroyed.

Deal with data before we arrive. Old computers, laptops and phones can hold business and customer data. Make sure any drives are wiped or removed before the equipment is collected. Your IT provider can help with this.

Sort keys and access. Let us know who will open up, who will lock up and where the keys go afterwards. If there is an alarm, make sure someone can set and unset it.

Talk to building management. Many offices and shared units have rules about goods lifts, loading bays and working hours. Book the lift or the loading bay if you need to, and let the building manager and any neighbouring tenants know the date.

Know your lease. Check what your lease says about the condition you return the premises in. If there are dilapidations terms, make sure everyone is clear about what is being removed and what must stay.

Responsible disposal

How a clearance is disposed of matters, for the environment and for your business. If waste is dumped illegally, the business that produced it can still be held responsible.

  • Recycle what we can. Materials that can be recycled go for recycling.

You also get the paperwork to show it was handled correctly. Keep it with your records in case anyone asks later.

Combining a clearance with an office move
