Irby is a settled village area with a lot of post-war semis and detached family homes, most with driveways and a short path to the door. That combination keeps moving days efficient, and it keeps quotes honest because there is rarely a long carry to price in.
The village centre around Irby Mill and the shops gets busier through the day, and some of the older lanes are narrower than they look on a map. Where a property sits on one of those we will usually suggest starting early rather than negotiating with parked cars at ten o'clock.
